We buy below value in places that will still be good in ten years, we spend real money improving what we buy, and we let carefully. The return comes from the improvement and from low vacancy, not from hoping the market moves in our favour.

We work through well-established relationships with private and institutional investors, property sponsors, traditional and non-traditional lenders, capital market sources, investment banks and brokerage firms. That range is what lets us move on an opportunity while it is available rather than months later.

Our philosophy emphasises integrity and responsiveness. That means saying what a deal will not do as clearly as what it will, and building a relationship that survives a transaction which does not complete.
